Gulshan Center Point, 25-storey + 3-basements high-rise mixed use office and retail building with the approximately 92,000 m2 total floor area, is located in Gulshan district.

Gulshan is a mixed residential and commercial area, and is also the location of many international government building including the Royal Thai Embassy, Embassy of the United States of America and the Australian High Commission.

WSP were engaged for the design and documentation of all M&E Services including air conditioning & ventilation systems, electrical and communications systems, fire protection & life safety systems and plumbing & hydraulic systems.

The air conditioning systems utilises high efficiency equipment, which operates on HFC refrigerants which are more environmentally friendly than CFC or HCFC refrigerants.

The office floors air conditioning system  has been designed and constructed to A-Grade standard with features such as central chilled water VAV system, central pre-cooled fresh air for better humidity control and 24-hour condenser water loop for tenant’s specialist air conditioning plant.

Central Precooled fresh air is provided according to ASHRAE62.1 2007 for improved Indoor Air Quality.

A Building Automation System (BAS) that was interconnected with the Energy Management System was installed to allow monitoring for building energy and water performance.
An automatic sprinkler system is provided throughout the building and designed according to BNBC and current NFPA 13 standard.
